What is there to consider when developing on flood prone land?

Historically, ad hoc developments have been made with little knowledge or consideration for flooding. This has led to increased flood levels, damage of property, risk to human life, and negative impacts on ecosystems.

Today, we use flood modelling to analyse a range of extreme flood events and assess the impact that any development would have on the floodplain, with the aim of preserving the natural environment and mitigating risk to human life and property.

Some key considerations are:

  • Will the development increase or divert flood waters?

  • Is the structure capable to withstand forces of flood waters?

  • Are habitable floor levels protected from flood inundation? What is the risk and plan for floods exceeding floor level?

  • What is the level of risk to human life? Is there an available evacuation route? What is the warning time for rising floodwaters? Can residents safely isolate? What is the isolation period?

  • What is the impact of climate change?

  • Does the development negatively impact the environment?

  • Does the development increase the demand on local essential & emergency services?
